· What Internet Marketing do you offer, if any?

“Many Purchasers begin their search for a home on the Internet, a Broker/ Associate should offer a variety of internet marketing such as REALTOR.COM, Loop Net, personal web site, etc.”

· How many pictures do you place on the MLS?

“When researching properties on the MLS it is important to place as many pictures as possible. It helps customers and realtors to get to know your property before they even looked at it. If there is only one picture or a few the question that follows is - what is wrong with this property. It might be the best property available but has a great chance to be overlooked. Remember we are in a buyers market!”

· Do you offer a Brochures on my property?

“ I have seen Brochures done so poorly that no Brochure would have been more beneficial. I offer brochures done by a professional graphic artist for the professional look .”

· Do you hold open Houses?

“ Open houses are in general for an agent to capture buyers, not in particular for your home. If you request a open house I’ll be happy to do one or two for you.”

· Are you a part time or full time?

“ I believe this is one of the most important question. It is important to practice real estate as a full time profession, I do not believe that a part time broker associate can gain the knowledge needed to work in their clients best interest.”

· Can you give me the name of 3 other real estate agents that I can call for references?

“ Unheard off? Not really, there should not be a problem if the agent is respected in the real estate Industry”

· How will you keep me updated?

“ The biggest complaint I have heard about real estate agents is that a client had signed a listing agreement and then never heard from him or her again. I offer monthly marketing reports, that will show hits on certain web sites, showing feedback received from other agents, hits on virtual tours as well as copies of ads placed in the newspaper.”

· Do you offer staging?

“ In Fremont County staging is not really available nor offered (that I know of) But I have a wonderful Stager (Kristi) available if needed. We have staged a handful of homes and found when the owners listen to her ideas and followed them the homes really did look different and were easier to show. Staging is provided as a complimentary service and at no additional cost to you.”

· What is your commission?

“Let me ask you a question. When you need to hire an Attorney do you base your decision on how cheap the Attorney is or or how good the Attorney is? Discount Rate = Discount Service.

However, Broker Associates are by law prohibited to talk about their commission with each other (price fixing) and my rates might be very compatible. By the way, did I mention my September special? Contact me in September and you will receive 2 Denver Broncos Tickets at closing!!!!!!”

· What if I want out of the listing?

“ I believe in good relationships both personal and business. If you are unhappy with my services please let me know and I will try to fix the problem. However if you request a release I will do so immediately.(0 customers used ez exit)”

· Are you a Transaction Broker or Agent?

“Most common representation in Fremont County is a Transaction Broker (to facilitate a closing), I work as a Agent (in your best interest), that way I can give you solid advise”
